Crunchly User Manual

Everything you need to run the numbers on a property in Crunchly — from your first calculation to saving, comparing, and exporting scenarios.

Last updated October 8, 2026

Important: Crunchly is a calculator. Every result is an estimate based only on the numbers you enter. Nothing in Crunchly — including scores, grades, benchmarks, and Ask Crunch answers — is financial, investment, legal, or tax advice, or a recommendation to buy, sell, or hold any property. Consult qualified professionals before making any decision.

No sections match your search. Try a different word, or email info@crunchly.io.

Getting started

  1. Create an account. Go to crunchly.io/signup, enter your name, email, and a password, and check the box to accept the Terms of Service and Privacy Policy.
  2. Verify your email. Click the link in the email from info@crunchly.io. If you don't see it, check your spam folder.
  3. Read and accept the disclaimer. The first time you open the app, you'll see Crunchly's disclaimer. Check the box to continue.
  4. Run your first numbers. The app opens on the Rental Cash Flow calculator. Type in a purchase price, rent, and expenses — results update as you type. There's no Calculate button.

A short guided tour may appear the first time you sign in. You can skip it at any time.

Finding your way around

  • Sidebar (left): Ask Crunch and Export PDF at the top, then your Favorites, Core Calculators, Strategy calculators, and Tools.
  • Scenarios (top): each tab is a separate scenario with its own numbers. See Scenarios.
  • Toolbar: the row of icons above your scenarios — show/hide scenarios, undo, redo, copy inputs, export PDF, save, and fullscreen. See The toolbar.
  • Result cards: the large cards at the top of each calculator. Green and red highlights show how a number compares to a common benchmark — they're not a judgment of the property.
  • Info buttons (i): click any small "i" next to a label for a plain-English explanation of that number.
  • Floating buttons (bottom right): the notes button and the Ask Crunch carrot button.
  • Account menu (top right): Account Settings, Subscription, My Scenarios, Help, and Sign Out.

The calculators

Every calculator updates live as you type or drag a slider. Inputs and sliders are linked, so you can type an exact number or drag to test a range.

Core calculators

Rental Cash Flow FREE (BASIC) · LITE+

Monthly income, expenses, and returns on a rental property.

Shows: cap rate, cash-on-cash return, NOI, gross yield, cost and NOI per unit, and an income & expense summary.

Cash-on-Cash Return LITE+

Shows: cash-on-cash return, annual cash flow, total cash invested, comparison to an 8% reference point, and cash flow per unit.

ROI Calculator LITE+

Strategy calculators

BRRRR PRO+

Shows: cash recovered, cash left in the deal, equity after refinance, monthly cash flow, and per-unit figures.

DSCR PRO+

Vacancy & Sensitivity PRO+

How vacancy and rent changes affect your cash flow.

Shows: current cash flow, break-even vacancy, cash flow at 10% and 20% vacancy, and a full sensitivity table.

Rental Property Analyzer PRO+

Checks your numbers against 8 common benchmarks — monthly cash flow, cash-on-cash return, cap rate, DSCR, the 1% rule, the 50% rule, gross rent multiplier, and break-even occupancy — and summarizes them as a letter grade (A–F) with a full scorecard.

The grade describes how your inputs compare to those benchmarks. It is not a recommendation to buy or sell.

Shows: flip net profit, 5-year rental gain, break-even months, and which scenario produces the higher estimate based on your inputs.

Favorites

Pin the calculators you use most to the top of the sidebar.

  • Add a favorite: hover over a calculator in the sidebar and click the ☆ star that appears on the right. It turns gold and the calculator appears under Favorites, above Core Calculators.
  • Remove a favorite: click the gold ★ star again — in Favorites or in its normal spot.
  • Favorites appear in the same order you added them, and also show in the phone menu.
  • If a favorite isn't included in your plan, it shows a lock and clicking it shows the upgrade option.

Favorites are saved in the browser you're using. If you sign in on another computer or browser, you'll need to star them again there.

Scenarios

Scenarios let you work on several properties — or several versions of the same property — at once. Each scenario keeps its own numbers across every calculator.

  • New scenario: click + New Scenario (or press ⌥N / Alt+N).
  • Switch scenarios: click a tab, or use ⌥[ and ⌥] for previous/next, or ⌥1–⌥9 to jump to a tab (⌥9 always goes to the last one).
  • Rename a scenario: click the name of the active tab and type. Press Enter to finish. On a phone, use the pencil button.
  • Close a scenario: hover over a tab and click ✕ (or press ⌥W). You always keep at least one tab open.
  • Show or hide the scenarios area: click the + toggle at the left of the toolbar (or press ⌥D).

How many tabs you can have open depends on your plan: Free 1, Lite 3, Pro 5, Investor 10. Open tabs are kept in your browser and come back when you return. To keep a scenario permanently, save it.

Saving & loading scenarios

  • Save: click the save icon in the toolbar or Save Scenario (or press ⌘S / Ctrl+S). Crunchly saves the scenario's name, address, every input, your notes, and which calculator you were on.
  • Load: open the account menu → My Scenarios and click Load. The scenario opens in a new tab on the calculator it was saved from.
  • Delete: in My Scenarios, click ✕ next to a scenario.

Saved scenarios are included on Pro (up to 25) and Investor (up to 2,500), and sync to your account so you can open them on any device. If you reach your limit, delete a scenario you no longer need or upgrade your plan.

Copying inputs between calculators

Already entered a property in one calculator? Click the copy icon in the toolbar (or press ⌥C) and choose another calculator — or All calculators. Crunchly fills in every matching field (purchase price, rent, rate, and so on) and leaves fields that don't apply alone.

Copy and paste

  1. On the calculator with your numbers, press ⌥⇧C (Alt+Shift+C on Windows), or open the copy menu and choose Copy inputs for pasting.
  2. Open any other calculator — in the same scenario or a different one.
  3. Press ⌥⇧V (Alt+Shift+V), or open the copy menu and choose Paste … inputs here.

Your copied inputs stay available until you copy something else, so you can paste them into several calculators. Any copy or paste can be undone with ⌘Z / Ctrl+Z. To paste a single number into one field, click the field and use ⌘V / Ctrl+V as usual.

Exporting a PDF

Click the export icon in the toolbar, the export button next to a calculator's title, or Export PDF in the sidebar (or press ⌥P). Your browser's print window opens — choose Save as PDF as the destination. PDF export is included on Lite and above; Investor exports include Crunchly branding.

Address & maps

Type the property's address in the address bar under your scenarios to label the scenario and view the location on a map. The address is saved with the deal.

Notes

Click the notes button (bottom right, above the carrot) to open a notes panel for the current scenario and calculator. Notes save automatically and are included when you save the deal. Drag the top edge of the panel to resize it, and press Esc to close it.

Ask Crunch

Ask Crunch is an AI assistant for real estate questions. Open it with the Ask Crunch button in the sidebar or the carrot button in the bottom-right corner.

  • Ask what a metric means, how something is calculated, or what a real estate term means. Ask Crunch can refer to the inputs and results in the calculator you're viewing.
  • Tap a suggested question to get started quickly.
  • Ask Crunch answers real estate topics only.
  • Pro includes 50 messages a month; Investor is unlimited (fair use, up to 10 messages a minute). You can get a reminder as you approach your limit in Settings.
  • To have Ask Crunch remember your last few messages between sessions, turn on Save conversation context in Settings.

Ask Crunch provides general educational information only. It isn't financial, investment, legal, or tax advice, even when it's talking about your own numbers. It can make mistakes — double-check anything important.

Market News, Stock Tracker & Book Club

  • Market News: recent housing market, rate, and real estate headlines. Use the filters to narrow by topic.
  • Stock Tracker: quotes and charts for real estate–related stocks and REITs. Stock data is for information only and may be delayed.
  • Book Club: a reading list of real estate books. Calculators may also suggest books related to the numbers you're working on. As an Amazon Associate, Crunchly earns from qualifying purchases.

Settings

Open the account menu (top right) → Account Settings.

  • Email notifications: product updates, scenario save confirmations, and billing receipts.
  • In-app notifications: Ask Crunch usage alerts, deal tips, and interest rate change alerts.

Account & billing

  • Change plans: account menu → Subscription, then choose a plan. Payments are handled securely by Stripe — Crunchly never sees your card number.
  • Annual billing: switch to annual on the plans screen to save about 20%.

  • Refunds: see the Terms of Service for the refund policy.
  • Forgot your password: on the login page, enter your email, click Forgot password?, and follow the emailed link.
  • Delete your account: Account Settings → Delete Crunchly Account. This permanently removes your account and saved scenarios.

Using Crunchly on a phone

  • Tap the menu button (top right) to open the calculator list, including your Favorites.
  • Scenarios become a dropdown — tap it to switch scenarios, the pencil to rename, and + New to add one.
  • Fullscreen mode and keyboard shortcuts are for desktop and laptop only.

Troubleshooting

A calculator shows a lock

It isn't included in your current plan. Click it to see which plan includes it.

I don't see a recent update

Your browser may be showing an older saved copy. Do a hard refresh: ⌘⇧R on Mac or Ctrl+Shift+R on Windows.

My verification or reset email didn't arrive

Check spam and promotions folders for mail from info@crunchly.io. Links expire, so request a new one if it's been a while.

My favorites or open tabs disappeared

Favorites and open tabs are stored in your browser. Clearing browser data, using a private window, or switching browsers or devices resets them. Saved scenarios (Pro and Investor) are stored in your account and aren't affected.

"Too many requests"

Crunchly limits how quickly certain actions can repeat to keep the service fast and secure. Wait a moment and try again.

A number looks wrong

Check each input, especially percentages and whether amounts are monthly or yearly (labels show "/mo" or "/yr"). Click the "i" next to a result to see how it's calculated. If something still looks off, email us.
